How We're Different

Where most real estate owners hire and pay a broker to locate a real estate project, hire a broker to obtain project financing, hire a developer to oversee the development, hire a contractor to perform the construction, hire a tax credit broker to syndicate tax credits, hire an asset manager to manage the operations, and hire a broker to sell the property, OHI Partners performs all of these services in-house. With each service provided, OHI Partners is paid a substantial fee and controls the entire process from acquisition to disposition, getting paid along the way. In addition, OHI Partners receives the tax benefits of real estate ownership.

Jonathan Bell - Chief Executive Officer

 


Mr. Bell is responsible for the allocation of capital and overall direction of the company. He has been involved in the real estate acquisition and development industry for 14 years and served as President and CEO of Old Homes Inc. from 1999 to 2010. Under Mr. Bell’s leadership, Old Homes Inc. and affiliated companies grew from start up with less than $100 to an independent valuation of $139 million. He has been repeatedly successful in the syndication of state and federal tax credits. Mr. Bell and Old Homes Inc. we’re featured in approximately 50 articles including Southern Living Magazine, Victorian Homes Magazine, Lexus Magazine, Inc. Magazine and the Atlanta Journal Constitution. Mr. Bell has served on the board for Chattanooga Community and Economic Development and was filmed for three segments of the television show HGTV PROS in May, 2006.


Heather Bell - Chief Creative Officer

 


Mrs. Bell is responsible for product design, company image and public relations. She works closely with local governments to make projects viable and obtain incentives. She obtained approximately 50 free media articles for Old Homes Inc. including Southern Living, Victorian Homes and Lexus Magazine. Mrs. Bell was instrumental in Old Homes Inc. being featured on Home & Garden Television, NBC Television and Fox Network. Due to Mrs. Bell’s enormous marketing success and personality, the owner of a $28 million manufacturing company called her “Madonna without the naughtiness.” A reporter for the Atlanta Journal Constitution called her a “Spark Plug of Energy.” She has served as Commissioner on Hamilton County Planning Commission, served on Historic Zoning Board, Cornerstones Historic Preservation Board, and the Chattanooga History Museum Board. Mrs. Bell holds a Bachelors degree in History from Wells College, Aurora, New York.


Steve Carroll - VP of Acquisition

 


Mr. Carroll has over thirty years experience in the mortgage banking and real estate acquisitions industry with emphasis on management, secondary marketing and due diligence for residential and commercial projects. From 2008 to 2010, he served as VP of Acquisition for Old Homes Inc., facilitating the acquisition of approximately 2 million square feet of real estate. For nineteen years, Mr. Carroll served as a self employed consultant and Project Manager for major Wall Street firms and money center banks performing due diligence on multi-billion dollar acquisitions of commercial and residential portfolios, fraud investigations and litigation. Prior, he served as Vice-President of Commercial and Residential Lending for Equifund America Corp. Mr. Carroll holds a Bachelor's degree in engineering from Auburn University.
