Design Features.


The design makes extensive use of garden architecture.  A central atrium extends to its peak. Housing units surround cores which include atriums, elevators, fire escapes and additional MEP. Each alternate unit on a given level features a two-storey semi-outdoor terrace or indoor-outdoor space

The design incorporates passive and active solar and wind energy features

The earth-bermed flanged base of the design will be comprised off commercial space with the upper floors being largely residential

Unit floor plans are expandable horizontally to form larger 1-Bedroom, 2-Bedroom, and 3-Bedroom units with multi-floor penthouse units at the tapered apex

Each segment of the proposed design includes a MEP chase / shaft which will line up vertically across floors regardless of the phase the outer ring module is in


“Double DNA molecule” (Quadruple Helix) configuration is an organic form that emulates nature and has universal aesthetic appeal. The outer ring of modules at any level is rotated in plan by 22.5 degrees from the level below forming multiple two-storey terraces at each level

Transport from factory by road or rail to job site: 4-6 Modules per Truck (65’ x 16’ x 9.5') – The geometry of the inner and outer rings of trapezoidal units are stackable horizontally on a truck bed

Also the dimensions of each module are relatively small and easier to haul into place using a construction crane. Individual residential units will be comprised of multiple interconnected modules, which will in turn be connected to a central core



The quadruple helix form is like two intertwined DNA molecules transferring balanced forces onto the central core at each level thereby providing a highly stable structural system that can better withstand seismic forces and wind loads

The external skin of the building will be clad with a prefabricated curtain wall system that will incorporate sustainable features

Modules will be constructed using cold-formed light gauge steel framing technology that is durable, light and termite and weather / rot resistant. The steel modules will be supported by square hollow posts with high buckling resistance and edge beams with lateral cross-bracing to withstand the rigors of transportation and hoisting into position at the construction site

The cost of excess material used in the fabrication of these modules in a factory will be more than offset by the the reduction in waste, assembly line efficiencies and other factors

Modular Schemas with multiple cores will not only permit larger building footprints, but will also allow the completion of sections of the building before others for faster lease up of units during construction. The repeating geometry of these schemas are conducive to mass manufacture and scale economies

All modules will be fabricated in a controlled factory environment with quality assurance and controls and where it is possible to fast-track multiple trades, leverage assembly line efficiencies, as well as work in all weather conditions


The unique modular form with four intertwined spirals can act like four coiled springs facilitating the design of an earthquake resistant structural system capable of withstanding significant seismic forces

Wind loads are a significant factor in high-rise construction and the streamlined and aerodynamic forms of these design schemas will all better withstand wind loads at higher levels


The slender spire-like forms will offer panoramic vistas in all directions, not block desirable views, or cast large undesirable shadows


We will utilize energy efficient and waste management features:

  • Each atrium is naturally illuminated by a double-axes sun tracking heliostat and ventilated by a Vertical Axis Wind Turbine (VAWT)
  • Heating and cooling is accomplished by passive and active solar technologies. Photovoltaics arrays will be infused into the glass curtain walls enclosing the structure on faces with solar exposure as an active solar feature to generate electricity. This electricity can than be stored for use later using several sustainable technologies
  • Earth berming at the lower levels will serve as a thermal flywheel to cool the base of the design during summer and keep it warm in the winter
  • Fire retardant sustainable materials will be utilized to ensure adherence to the building safety code to prevent the spread of fire
  • The curvilinear forms of the design reduce the surface areas of the buildings enabling a high level of energy efficiency. The surface area of a sphere is about 20% less than the surface area of a cube of the same volume

Quick Pitch

Buildings take too long to build at a construction site, causing traffic congestion for extended periods of time. On-site construction requires hazardous work and construction activities are affected by adverse weather conditions and seasons. Excess material is wasted and not recycled which makes it expensive and less sutainable to build quality high-density buildings at a construction site. Not only that, it is not efficient to construct or install Mechanical, Electrical, Plumbing (MEP) systems for sustainable buildings at a construction site

That's why we offer a low cost and green alternative that does not compromise quality. We provide quality, aesthetically pleasing buildings at lower upfront costs as well as lower life-cycle costs by manufacturing environmentally and structurally sound prefabricated building modules in a controlled factory environment with superior precision and controls

These modules can then be erected on-site like LEGO blocks in roughly half the time it takes to construct a building using conventional techniques. This is accomplished by fast-tracking the construction of the base on-site and the fabrication of modules in a manufacturing facility

How We Reduce Cost

When we compare conventional construction with modular construction, there are definitely significant reductions in hard / construction costs, soft costs and financing costs.  Here are the details:

  • 25% reduction in construction costs due to lower cost factory labor, less material waste, recycling potential, no lost days due to inclement weather, better security for factory material
  • —22% reduction in Soft Costs that are a function of efficiencies derived from modular construction. However, modular projects will require more planning and coordination than conventional projects. Soft costs include Architecture & Engineering, Finance & Accounting, Sales and Marketing, Project Management, Legal and Contracts
  • —84% reduction in Financing Costs due to faster modular construction requiring construction loans of shorter durations and significantly lower interest carry. Faster construction also means shorter time for lease-up and occupancy and increased revenues

Note: These are proforma estimates based on large economies of scale and several other assumptions

We have achieved susbtantial traction and made a lot of headway into streamlining our system and processes and completing phase I of our project. Here's what we have accomplished so far:

  • A new U.S. company, Akayam LLC, has been formed after government processing on Sep 18, 2013. The enitity's EIN is 46-4008260
  • Akayam LLC has recently invested $100,000 in 2.39 acres of undeveloped land in very desirable Glen Ellyn, IL, about one hour from Chicago, IL. The land is comprised of 2 parcels of 1.07 acres and 1.32 acres each. Both parcels combined appraised at $190,000. Realtor valuation is $270,000
  • A modified version of the quadruple helix configuration with one quadrant squared off has been designed and is tear-drop shaped in plan

  • Financials for the new LLC have been setup for tracking in an online information system and arrangements are in process for corporate banking relationships
  • Dunn and Bradstreet account has been setup to obtain a DUNS number and monitor the new entity’s credit rating
  • Preliminary legal representation has been secured for the new entity
  • List of relevant who’s who in commercial real estate has been compiled from business chronicles and real estate groups
  • We have refined the original copyrighted architectural design for modularization and manufacturability and transportability from factory locations. The architectural copyright was obtained in 2005
  • Subject properties have been identified for Phases I and II from online sources. More are being obtained through word-of-mouth, online and other sources
  • The conceptual design for the Phase I pilot and for Phase II are complete
  • US and International modular manufacturers have been contacted
  • Verbal commitments obtained from members of the management team
  • Written commitment obtained from board members
  • A Private Placement Memorandum (PPM) has been drafted complete with Business Plan
  • The founder, Rajeev, has personally invested significant capital since 2000
  • Preliminary funding commitments by real estate investors for Phase I have been obtained
