SUCCESS BY THE NUMBERS

Dreamstone Investments currently manages over 690 apartment units in Nashville, Tennessee and the Atlanta and Tampa Bay Metro areas. Dreamstone collected rents totaling $45,000 in 2018, $300,000 in 2019 and $2 million in 2020.

In 2019, our 7-unit Lakeside Gardens property in Lake Wales, Florida, sold for $320,000 and saw a project and investor IRR of 45% after a year of renovations.

 


In September 2020, we purchased the 101-unit Cross Creek Apartments for $5.9 million and expect to exceed a project IRR of 23% and an investor IRR of 18%.

 


In the same month, we acquired Hartsville Pike in Lebanon, Tennessee, a newly constructed 19-unit building for $5.9 million and expect a project IRR of more than 28% and investor IRR of 20% or more.


STRATEGIC PARTNERSHIPS

Dreamstone secured our most recent partnership with Open Door Capital to assist us with larger fundraising rounds. Open Door Capital is a private, well-capitalized real estate investment firm that helps clients achieve superior risk-adjusted returns through the acquisition of value-add mobile home communities nationwide.

Washington Street Properties is a commercial and real estate owner and operator founded in 2007 by Brian Murray. Washington Street Properties owns and operates a large portfolio of assets including office buildings, multifamily properties, retail centers, parking and mixed-use properties.

Brian Murray is the founder and CEO of Washington Street Properties and the Key Principal and Asset Manager for Open Door Capital. Brian owns more than 3,000 units across 10 states through a variety of partnerships. He is the 2015 recipient of a Golden Stevie Award for Executive of the Year in the Real Estate Industry.

Iron Street Capital is a real estate investing firm. Iron Street’s investment management team is comprised of originations, asset management, loan servicing, accounting, reporting, investor relations, compliance and administrative professionals with a diverse set of capabilities including acquisitions, underwriting, asset management, workouts and distressed equity and debt investing.

Robinson Franzman LLP is a boutique corporate and commercial real estate law firm serving clients across the United States as counsel for multifamily acquisitions and development, commercial real estate finance, private equity, financial services, commercial real estate development and investment.


THE DREAMSTONE STORY

The co-founder and CEO of Dreamstone, Vehano Joseph is a chartered accountant by trade. Originally from South Africa, Vehano began the company in Tampa, FL with his COO, Nick Contessa in early 2018.

Vehano and Nick quickly mastered the principles of smart investing by focusing on what could go wrong in the process and building out mitigation criteria in their investing underwriting strategy.

The business took off quickly and their first exit had a 45%+ return on investment. They now focus on leveraging this framework of success to acquire larger deals and allow qualified limited partners to invest with them.


OUR “DREAM TEAM”

Vehano Joseph, CEO and Co-Founder | Prior to launching Dreamstone, Vehano was a Chartered Accountant/CPA. He brings this financial acumen and a highly methodical, analytical approach to each project, helping to ensure the Dreamstone portfolio delivers sustained value for investors.

Nicholas Contessa, COO and Co-Founder | Nick manages the operations and renovations for Dreamstone’s portfolio. He previously worked as a project and estimating manager for a prominent residential shell contractor in Florida where he managed the shell construction of over 200 homes and estimated over 800 homes.

Adam Ulery, Head of Investor Relations | Adam is a servant leader, coach and investor focused on multifamily real estate investing. Adam is co-host of the Tech Guys Who Invest podcast, which is an educational show dedicated to bringing financial education to everyday people.

Joel Bolomboy, Acquisition specialist | Joel is a professional basketball player and former NBA player. He founded a successful private equity company that acquired and managed over 400 units of multi-family real estate.
