According to the Virginia Association of Realtors, home sales and home values across the state increased in 2012 from the previous year. However, new regulations are keeping credit availability tight. That makes it more difficult for potential buyers to secure financing to buy their own homes which makes it equally difficult for home sellers to find buyers.

At Modern Homes of Virginia, we provide a solution to sellers of distressed, damaged or unkept properties by buying their properties for cash.  We relieve them of the burden of owning and maintaining these properties.  We then renovate these homes and make them attractive enough for new buyers to buy them from us at prices which are usually lower than market prices.

What Makes Us Different

We utilize specialized marketing techniques to find sellers of properties, and we use all current methods and techniques for renovating the properties we buy. We have a full time in-house licensed realtor who does nothing but look for property deals and who is usually first in on many deals, we can then close within 7-10 days.

So far, we have been able to:

  • close over 30 transactions per year
  • get funding for a total $3.1 million to date from 20+ private lenders with $1.3 million coming from a single lender
  • and buy 140 homes and sell 125 of them

We always inspect the properties thoroughly, we analyze after repair value and we estimate the cost of all necessary repairs before closing.

Having done over 30 transactions per year, real estate agents have by now heard of us and when they have interested buyers, they often call us to ask which properties we have coming up or listed for sale. We have built a reputation of being honest and diligent, as witnessed by the testimonials we have obtained from our customers. And contrary to the bulk of  the real estate investors, we proceed in an organized and structured way in all our transactions much like a builder of new houses would do.  This separates us from the small time investors.

Meet Our Team

Guy Prudhomme, President and CEO

Has been a self employed entrepreneur since age 30.  Switched to real estate investing in 2009 after succesfully growing a garment import company from zero to $8 million of sales in 7 years. Guy makes all the buying and selling decisions for the business.

Patsy Prudhomme, CFO

Has been involved in corporate accounting for 25 years.  Manages cash flow, monitors expense budgets, payroll and tax accounting for the business.

Kristy DeBruhl, Acquisition Manager

Licensed Realtor in Virginia, DC and Maryland. Finds great property deals, lists and sells renovated properties and keeps us abreast of all the latest regulations affecting Real Estate contracts in all 3 states.

Jeremy Prudhomme, Project Manager North

Has a degree in Business studies from the McIntyre Business School of the University of Virginia. Manages all projects in Northern Virginia, DC and Maryland and keeps us abreast of all building code regulations in Virginia, DC and Maryland.

Alan Watkins, Project Manager South

Has an MBA from Virginia Commonwealth University. Manages all projects in Richmond VA and keeps us abreast of all building code regulations in Virginia and City of Richmond.

Investment Goal

We are only looking for loans and not for equity.  We offer good returns and investors can select either short term or long term loans for any amount from $10,000 to $2,000,000. All loans are secured by Deeds of Trust (mortgages) on Real Estate and funds are always handled by escrow lawyers and not by directly us.
